Investment Analyst

About the Role

A dynamic and specialised boutique real estate advisory firm is expanding its team in Dubai and looking for a motivated Investment Analyst. This role offers exposure to significant real estate transactions, feasibility evaluations, market studies, and investment advisory projects within the UAE and the wider GCC region.

Working closely with experienced investment professionals, the analyst will assist a diverse client base including institutional investors, developers, family offices, and government entities, helping them make informed decisions on acquisitions, developments, and strategic investments.

Key Responsibilities

• Create and update complex financial models related to acquisitions, development projects, and investment opportunities.
• Perform financial feasibility assessments, investment evaluations, and cash flow forecasting.
• Develop Discounted Cash Flow (DCF), Internal Rate of Return (IRR), Net Present Value (NPV), and sensitivity analyses to evaluate project viability and returns.
• Carry out market research, supply-demand analyses, and benchmarking in the UAE real estate sector.
• Provide support in commercial due diligence for investment and development prospects.
• Help prepare investment memorandums, client documentation, presentations, and board-level reports.
• Examine development costs, financing mechanisms, and the overall feasibility of projects.
• Track market trends, economic indicators, and transactional activities to uncover investment potentials.
• Collaborate extensively with clients, lenders, developers, and internal teams throughout project lifecycles.

Candidate Profile

• Possess a Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field.
• Demonstrate 2 to 5 years of relevant experience in investment analysis, corporate finance, valuation, or real estate advisory services.
• Prior work history within real estate consultancies, developers, investment management firms, private equity, or Big Four advisory firms is highly preferred.
• Exhibit advanced financial modelling capabilities and high proficiency in Excel.
• Strong analytical skills combined with quantitative expertise.
• Familiarity with DCF modelling, valuation techniques, feasibility evaluations, and development appraisals.
• Excellent written communication and presentation abilities.
• Knowledge or experience with Argus, EstateMaster, Power BI, or comparable analytical software is considered a plus.
