Role Overview
We are seeking a Community Manager for Villas at Stone Trace Apartments in Denver, CO. This position holds full accountability for the property's overall performance, including management of on-site staff, leasing and marketing leadership, market assessments, resident relations, and property budget oversight.
Key Responsibilities
- Oversee daily operations and ensure all property functions run smoothly.
- Maintain physical property to optimum standards at all times.
- Engage frequently with residents to address needs, fostering strong community relationships and retention.
- Maximize net operating income by applying effective budget management and cost controls.
- Develop and manage annual operating and capital budgets.
- Enforce resident lease compliance consistently.
- Adhere strictly to State and Federal Fair Housing regulations.
- Communicate and ensure site staff compliance with company policies and procedures.
- Lead maintenance teams to keep units and common areas market-ready.
- Promote safety protocols for staff and residents.
- Conduct regular property inspections.
- Manage vendor contracts through bidding, negotiation, and oversight.
- Train office staff to implement sales and marketing efforts effectively.
- Prepare required operational reports.
- Handle rental collections, posting, invoice entry, and other assigned administrative duties.
Candidate Qualifications
- Required experience with Tax Credit and HUD housing programs.
- Proficiency in Yardi Voyager property management software.
- Strong financial acumen with expertise in budgeting, forecasting, and expense control.
- Ability to lead and motivate community staff in dynamic environments.
- Excellent multitasking and deadline management capabilities.
- Professional, clear communication skills with diverse stakeholders.
- Competency in Microsoft Office Suite including Excel, Word, and Outlook.
- Availability to work weekends and holidays as needed.
- Willingness and ability to travel for training and business meetings.
- Minimum education: High School diploma or equivalent; some college coursework preferred.
- At least three years of experience in Community Manager or Assistant Community Manager roles.
- Reliable transportation essential.
- Successful completion of background check and drug screening required.
