Opportunity Overview
This role offers the chance to be part of a compact, efficient team, working closely with top leadership on acquisitions and platform building. The Associate will engage comprehensively across acquisition and asset management functions: from underwriting and due diligence to negotiation, documentation, financing, and executing transactions. Key Duties
- Develop detailed financial models for properties and portfolios leveraging Excel and AI technologies; proficiency in Argus is required.
- Underwrite acquisition deals utilizing various metrics and market data such as sales and lease comparables to refine assumptions and formulate business plans.
- Lead due diligence processes throughout the transaction lifecycle by collaborating with legal, environmental, title, and consultants and managing tracking systems and data rooms.
- Analyze purchase and sale agreements, leases, and operational documents to detect potential risks and escalate concerns appropriately.
- Support leadership in transaction structuring and coordination with lenders, attorneys, title firms, and brokers until closing.
- Prepare comprehensive investment memorandum and presentation materials for management and strategic partners.
- Maintain detailed and up-to-date deal pipeline databases.
- Contribute to asset management, disposition, and recapitalization efforts.
- Monitor market trends and competitive activity in target regions.
- Assist with business development including representing Catalyst at industry events, supporting investor communications, conducting property tours, and nurturing capital partner relationships.
Candidate Profile
- Possesses 3 to 7 years of experience within real estate or finance sectors.
- Holds a bachelor's degree in a relevant discipline.
- Exhibits expert-level skills in Excel and AI tools, with comfort using Argus software.
- Demonstrates strong abilities in written, visual, and verbal communication.
- Shows entrepreneurial spirit, accountability, resourcefulness, curiosity, excellent organization, motivation, self-awareness, collaboration, and relationship-building aptitude.
- Thrives working both independently and under deadlines, maintains coordination with deal teams, applies sound judgment, and possesses high emotional intelligence.
- Values and uses AI and emerging technologies to enhance analytical capabilities and streamline processes; experience with prompt engineering and linking Excel with AI platforms like ChatGPT and Claude is essential.
- Availability for travel as required.
