Role overview
QST is hiring a Site Selection Analyst to support its growth in Saudi Arabia by identifying, reviewing, and qualifying land and utility opportunities for new data centre projects. The position is based in Dammam, Saudi Arabia, and requires complete professional fluency in both Arabic and English so the person can work effectively with landowners, government bodies, utilities, and local stakeholders.
What the role covers
The job involves building market and site intelligence, assessing land and utility suitability, and preparing analysis that supports investment choices, customer requirements, and project development approvals.
Site sourcing and market screening
- Investigate and evaluate land parcels and industrial zones in Dammam, Riyadh, Jeddah, and other priority markets in Saudi Arabia.
- Create side-by-side site comparison tables that assess location, plot size, accessibility, ownership, zoning, room for expansion, and key constraints or risks.
- Keep an up-to-date pipeline of sites, contacts, ownership details, authority interactions, pending actions, and due-diligence progress.
Due diligence and feasibility support
- Assist with early-stage checks on power availability, grid proximity, fibre routes, cooling feasibility, road access, utilities, environmental issues, and permitting needs.
- Support technical teams by compiling site packs, maps, drawings, authority references, photographs, title records, and utility evidence.
- Draft clear site selection summaries, risk logs, and recommendations for approval and customer-facing discussions.
Stakeholder coordination
- Communicate professionally in Arabic and English with landowners, brokers, municipalities, industrial-city authorities, utility providers, and consultants.
- Assist with negotiations, letters of intent, information requests, site visits, and follow-up actions while keeping accurate records and tracking tasks.
- Collaborate with Project Development, Commercial, Legal, Technical, Power, Fibre, and Operations teams to move sites from screening through to approval.
Education and experience
A bachelor’s degree in Real Estate, Engineering, Urban Planning, GIS, Construction, Business, Finance, or a related field is required. Additional training in GIS, real estate analysis, utility planning, project management, or data centre development would be an advantage. The role calls for 3–6 years of relevant experience in site selection, land acquisition, real estate development, utilities, infrastructure, telecoms, industrial projects, or data centres. Experience in Saudi Arabia or the GCC is required, and knowledge of the Eastern Province is strongly preferred. Background in data centres, mission-critical environments, power, fibre, or industrial-zone projects is preferred.
Skills and competencies
The ideal candidate will be bilingual in Arabic and English, both written and spoken, and comfortable with high-level business communication. Strong analytical thinking, mapping and research capability, and commercial awareness are important. The role also requires the ability to produce polished reports, trackers, dashboards, and executive site packs, plus confidence in working with authorities, landowners, brokers, utilities, and consultants. Attention to detail, disciplined follow-up, and the ability to manage multiple sites at the same time are essential.
