Project Manager - Luxury Custom Residential Construction

About the Role

AlphaX is looking for a seasoned Project Manager to oversee luxury custom residential construction projects within the Santa Rosa region. This role involves managing high-end custom home developments from the preconstruction phases to project completion, emphasizing meticulous craftsmanship, effective organization, and exemplary client service.

Key Responsibilities

• Lead the full lifecycle of luxury residential construction projects, starting with preconstruction and continuing through project closeout.
• Plan, monitor, and control project schedules, budgets, contracts, requests for information (RFIs), submittals, change orders, and comprehensive documentation.
• Collaborate effectively with architects, designers, consultants, subcontractors, vendors, field personnel, and homeowners to ensure seamless project execution.
• Analyze drawings, specifications, and contracts to identify scope, feasibility, and coordination challenges.
• Track project milestones, address scheduling, budgetary, quality, and construction-related issues promptly.
• Maintain transparent and continuous communication with clients and all project participants throughout the construction process.
• Support on-site operations by sharing timely information, allocating resources, and resolving any arising project concerns.
• Ensure that each project achieves the highest quality standards, satisfies contractual obligations, and meets client expectations.
• Organize and manage project files, meeting notes, schedules, and progress reports diligently.
• Build and nurture positive relationships with clients, trade partners, and internal teams to foster collaboration and trust.

Qualifications and Requirements

• Demonstrable experience in managing luxury custom residential construction projects.
• Deep understanding of residential construction techniques, sequencing of activities, building systems, and premium finishes.
• Track record of leading intricate custom home projects from inception through closeout phases.
• Preferably managed projects valued between 5 million and 25 million dollars.
• Capable of handling long-term projects with typical durations ranging from 16 to 30 months.
• Proficient in interpreting construction drawings, specifications, contracts, schedules, and related documentation.
• Experienced in budget oversight, schedule management, subcontractor and vendor coordination, and aligning with client expectations.
• Strong leadership, communication, organizational, and analytical skills, coupled with a detail-oriented mindset.
• Professional and client-centric, able to forge and maintain strong relationships with homeowners, architects, designers, and relevant stakeholders.
• A stable employment history highlighting sustained project management accomplishments.
• Willingness and ability to work primarily onsite throughout the Santa Rosa area; preference for local candidates or those able to commute.
• Applicants with predominantly commercial construction background may not ideally suit this position.

Compensation and Benefits

• Competitive salary range of $120,000 to $170,000 annually, commensurate with experience.
