About the Company
Innspace specializes in managing hotel renovations and hotel conversion work, with a focus on Property Improvement Plans (PIPs). Since 1994, the company has built an in-house service model that covers technical preconstruction, PIP review and negotiation, interior design, FF&E procurement, project logistics coordination, onsite schedule control, installation, and general construction. This integrated approach is designed to simplify delivery, improve coordination, create a single point of accountability, speed up completion, and control costs from the start. The company works with major hotel brands such as Hilton, Best Western, Marriott, and IHG.
Role Overview
The Field Project Manager will be an important part of the construction stage of hotel renovation projects. This person will work closely with the Superintendent, preconstruction, design, procurement, subcontractors, and the principal of construction and Senior Construction Manager. A major part of the job is onsite leadership, working alongside the Superintendent at the hotel during renovation, often seven days a week while the property is active. A private hotel room will be provided. The main objective is to help deliver projects on schedule and within budget. After handling multiple 3- to 6-month hotel renovation assignments over time, the company expects this role to develop into a senior construction management position overseeing several projects remotely with only monthly site visits. There is opportunity for advancement.
Work Schedule and Location
Standard hours are 8:00 am to 5:00 pm. The workweek is Monday through Friday, with occasional weekend work when needed. Upcoming project locations include Washington, Arizona, Idaho, Montana, Missouri, and California.
Responsibilities
- Run one or more projects at the same time, even when they are at different phases or vary in size and complexity.
- Prepare written progress updates every two weeks for both internal and external stakeholders.
- Handle onsite client coordination with hotel management, including situations where the hotel remains 50% to 70% operational during construction.
- Anticipate staffing and resource needs and bring in the necessary support to meet project goals.
- Control labor and material usage efficiently to reduce delays and prevent budget overruns.
- Support cost tracking efforts to keep the project within budget.
- Help develop and maintain detailed project schedules and guestroom displacement schedules.
- Create and manage site safety, logistics, and phasing plans.
- Lead weekly OAC meetings as well as internal project meetings.
- Prepare meeting notes, action lists, and follow-up tracking.
- Oversee subcontractor and vendor agreements to ensure scope alignment, risk reduction, and compliance with legal requirements.
- Review invoices from subcontractors and vendors and confirm that claimed progress matches completed work.
- Monitor project performance and identify opportunities to improve schedule and cost outcomes.
- Set short- and long-term plans, milestones, and deadlines, then work to keep delivery on track.
- Make sound decisions when several project paths are available.
- Use creative problem-solving and internal planning to address issues before raising them to outside stakeholders.
- Follow up proactively on procurement shipping timelines.
- Track and manage FF&E expediting reports.
- Act as a central contact for internal design, procurement, and construction teams.
- Keep Innspace management informed so work stays aligned with company goals.
- Work with client relations and preconstruction teams on change orders before they are shown to the owner.
- Apply construction safety practices in line with OSHA requirements.
- Perform quality checks throughout the project and ensure compliance with local AHJ expectations.
- Carry out punch walks, create punchlists, and oversee punch completion.
- Use industry standards, code requirements, techniques, and best practices throughout the project lifecycle.
- Prepare and submit project billings and support the company’s Construction Excellence plan.
Position Objectives
- Identify project risks early, including delivery sequencing and material arrival timing, and verify onsite deliveries match project needs.
- Improve onsite efficiency while limiting guestroom displacement for the owner.
- Finish projects on time and within budget.
- Continue building professional skills through training such as Smartsheet and Bluebeam.
- Develop stronger subcontractor relationships and find better ways to manage costs.
- Keep improving systems and internal processes.
Technology Platforms
The role uses tools such as Smartsheet, ProCore, SharePoint, DocuSign, Bluebeam, Divvy for cost management, and Rippling for HR management.
Qualifications
Applicants should bring 1 to 8 years of project management or closely related experience. A degree in engineering or construction is preferred, and PMP certification is also preferred. The ideal candidate can solve problems creatively, is comfortable with project management software and established methodologies, and has experience managing projects through the full lifecycle. Strong analytical ability, problem-solving capability, interpersonal skills, and a high level of resourcefulness are important, along with a proven record of delivering work to scope, budget, and timeline.
Travel Requirements
This position requires the ability to manage about three projects at once and travel as needed. Travel may be up to 80% of the time. The role must be onsite at the hotel being renovated to receive deliveries, complete punch work, and manage the hotel relationship. A hotel room will be provided.

There is no fixed annual leave limit, but employees are expected to use the policy responsibly. Because hotel renovations usually run for 3 to 6 months, the Field PM is expected to be onsite most of the time during a project, though time off between projects is common and must be approved in advance by the principal of construction.
- Full-time employees may join the company health insurance and/or dental insurance programs. For those enrolled in the HSA6500 plan, the company pays 100% of the premium for the employee and the employee’s spouse and/or children, so there is no payroll deduction for health insurance in that plan. Other plans may require the employee to cover any difference in cost. Additional details are available from Human Resources or the Office Manager.
