Superintendent (Live-In)

Position Overview

Homestead Land Holdings Limited seeks an on-site Superintendent to manage the daily operations and upkeep of residential buildings located in Kingston, Ontario. This role encompasses ensuring clean and safe common spaces, handling minor maintenance tasks, fostering positive tenant relationships, and supporting a well-run, welcoming environment for all residents and visitors.

Key Responsibilities

• Maintain cleanliness in common areas and corridors of the building.
• Prepare apartments for incoming residents, including necessary maintenance checks.
• Complete minor maintenance work orders, particularly in plumbing and electrical areas.
• Conduct other grounds maintenance duties as required.
• Respond promptly and effectively to tenant issues and concerns.
• Maintain positive interpersonal relations with tenants.
• Show vacant units to prospective residents and assist with leasing procedures.
• Collect and document rent payments accurately.
• Serve legal notices when necessary and assist with rental documentation for upcoming suites.
• Ensure resident safety and security, including adherence to fire safety protocols and maintaining fire and winter logs.
• Participate in an on-call rotation for after-hours response.
• Maintain accurate inventories of supplies and manage stock control.
• Perform other duties assigned by the Property Manager.

Qualifications and Requirements

• Preferably possess previous experience in maintenance and cleaning roles.
• Must obtain a valid First Aid certificate, with training costs covered by the company.
• Physical capability to lift up to 20 kilograms, such as trash bags and equipment.
• Demonstrated reliability, meticulous attention to detail, and commitment to safe work practices.
• Strong teamwork aptitude along with excellent communication and customer service skills.

Compensation and Benefits

• A total compensation package including salary, taxable apartment benefit, and shift premiums ranging from $42,000 to $61,000 annually.
