Position Overview
The Investment Analyst will be an integral member of the Investments team, assisting in the assessment and execution of real estate investment opportunities and capital fundraising. Responsibilities include conducting comprehensive financial analyses and modeling, market research, due diligence, and facilitating deal closures to support acquisitions, sales, and development projects. The role also involves preparing persuasive PowerPoint presentations and financial models for investors and lenders. This position welcomes recent graduates with relevant internship or co-op experience, emphasizing strong analytical and communication skills and a keen interest in the industrial real estate sector.
Key Responsibilities
- Develop and update detailed financial models to assess cash flows, profits and losses, investment returns, and valuation of industrial and commercial real estate transactions.
- Collaborate with stakeholders to validate assumptions and review new investment and development prospects.
- Maintain financial models for ongoing portfolio monitoring and reporting.
- Assist in capital raising by preparing detailed financial models, sensitivity analyses, and market research.
- Create professional investor and lender presentations that clearly articulate project economics, risk profiles, and strategic insights.
- Manage distribution of materials to potential investors and lenders, coordinating with senior leadership to customize content.
- Conduct extensive market and economic research to identify trends and risks within the industrial and commercial real estate markets.
- Support due diligence activities, including site visits, lease evaluation, financial analysis, and risk assessments.
- Draft data-driven investment memorandums, research materials, and presentations summarizing investment rationale and expected returns.
- Review and analyze complex legal and financial documents such as leases and loan agreements.
- Participate in closing procedures, ensuring that documentation and requirements are met on schedule.
- Assist in preparing annual operating budgets, investment forecasts, and tracking performance metrics.
- Maintain deal tracking systems to monitor opportunity pipelines and report status to leadership.
- Contribute to various ad-hoc projects across the company as needed.
Qualifications
- A post-secondary degree in Business, Finance, Economics, or Real Estate is required.
- CFA Level I certification completed or in progress is considered an advantage.
- Relevant internship or project experience in commercial/industrial real estate investment analysis, financial modeling, and transaction support.
- Experience with industrial IPP and industrial condominiums is a plus.
- Proven ability to evaluate and underwrite real estate investments with familiarity of related legal and financial documents.
- Exposure to transaction and closing procedures through practical experience is beneficial.
- Advanced skills in Microsoft Excel and strong proficiency in dynamic financial modeling.
- Working knowledge of PowerPoint, Word, and Outlook, with readiness to learn new software.
- Strong grasp of real estate valuation techniques and discounted cash flow methodologies.
- Excellent written and verbal communication for synthesizing complex data into clear materials.
- Exceptional attention to detail with effective multi-tasking skills.
