About the Role

Sophora at the Park, located in Coquitlam, British Columbia, is looking for a dependable and service-focused Building Manager to oversee the daily operations and maintenance of our residential community. This full-time, permanent role involves working approximately 40 hours per week on-site to maintain a safe, clean, secure, and well-functioning building environment.

Key Responsibilities

  • Observe the building and common areas to identify and report issues related to maintenance, safety, security, or operational matters.
  • Handle resident inquiries and building concerns with professionalism.
  • Manage access for approved contractors, service providers, and tradespeople.
  • Oversee maintenance and repair tasks, ensuring work completion as directed.
  • Perform routine visual inspections of shared spaces and building facilities.
  • Assist coordinating residents’ move-ins and move-outs.
  • Support access-related functions such as managing keys, key fobs, elevators, intercoms, and other building systems.
  • Maintain thorough records of maintenance problems, incidents, service visits, and various building activities.
  • Communicate updates and building issues to the Strata Council and property managers.
  • Support the distribution of notices and routine building communications as needed.
  • Monitor cleanliness and general conditions of communal areas.
  • Help coordinate building maintenance, inspections, repair work, and scheduled servicing.
  • Respond quickly and appropriately to urgent building matters, involving contractors, service providers, management, or emergency services as necessary.
  • Ensure adherence to building procedures, rules, privacy, and safety policies.
  • Carry out other reasonable tasks related to building operations as assigned.

Qualifications and Skills

  • Dependable, responsible, professional, and well-organized individual.
  • Strong abilities in communication and interpersonal relations.

  • Capability to work independently while following established protocols.
  • Competent in handling multiple priorities and evaluating building issues effectively.
  • Comfortable collaborating with residents, contractors, property management, and the Strata Council.
  • Proficient in written communication, computer use, email handling, and maintaining records.
  • Ability to maintain confidentiality and manage sensitive resident and building information appropriately.
  • Previous experience in residential building operations, property management, concierge or maintenance services, or facility management is advantageous.
  • Experience with large residential buildings or high-rises is considered an asset.
  • Must have the legal right to work in Canada.

Technical and Building Systems Experience

  • Familiarity with Microsoft Office suite (Word, Excel, Outlook) and/or Google workspace applications.
  • Experience with electronic communication, document management, PDFs, spreadsheets, and online file organization.
  • Knowledge of CCTV and security camera software.
  • Use of video management and security monitoring tools.
  • Experience operating access-control and electronic fob systems.
  • Familiarity with intercom and visitor-entry systems.
  • Skills in elevator access management and booking systems.
  • Knowledge of parking management and visitor parking applications.
  • Experience with building resident portals and communication platforms.
  • Use of maintenance and work order tracking software.
  • Handling contractor and service request management systems.
  • Experience in electronic incident reporting and building log maintenance.
  • Basic troubleshooting skills for computers, mobile applications, printers, tablets, and similar technology.
  • Willingness and ability to learn new building-related software, platforms, and systems as required.

Work Schedule and Compensation

This is a permanent, full-time role typically requiring about 40 hours weekly, working on-site. The regular working schedule will be agreed upon with the successful candidate. Occasionally, work during evenings or weekends may be necessary depending on building events, scheduled activities, or urgent matters and will comply with British Columbia employment laws.

The salary range is expected between $52,000 and $115,000 annually, contingent on experience, qualifications, and relevant building management expertise. Employment benefits will align with applicable British Columbia labor regulations.
