Technical Incharge

Role overview

This position is responsible for overseeing the smooth functioning and upkeep of a large building’s technical and support systems. The role calls for practical exposure to electrical, HVAC, ELV, firefighting, civil, plumbing, and allied facility systems, along with coordination across vendors, occupants, and government authorities.

Key technical areas

• Manage and troubleshoot HT/LT electrical systems such as transformers, circuit breakers, panels, DG sets, pumps, motors, UPS units, batteries, RMUs, and related equipment.
• Handle HVAC systems, including centralized water-cooled chillers of 700 TR and above, AHUs, exhaust systems, cooling towers, HRW, VAV/VRF/split AC units.
• Support ELV systems like BMS, access control, CCTV, biometric systems, and material scanners.
• Oversee firefighting infrastructure, including fire pumps, fire control systems, smoke detectors, sprinklers, extinguishers, and other high-rise safety installations.
• Maintain other electro-mechanical assets such as stack parking, cafeteria equipment, gym equipment, façade cleaning systems, and security motorized gates.
• Ensure ongoing maintenance of all technical installations across the property.
• Supervise civil and carpentry-related work such as painting, POP, flooring, and waterproofing.
• Manage plumbing and piping systems for a high-rise building.

Coordination and administration

• Work closely with OEM vendors, FM partners, and other building occupants or stakeholders.
• Track AMC requirements and coordinate renewals with the purchase team.
• Interface with government departments and utility bodies such as MCGM, MSEDCL, MPCB, and MGL.
• Keep a live record of statutory licenses and ensure timely renewals.
• Handle tenant billing for CAM charges, electricity charges, HVAC charges, and similar items.
• Bring basic knowledge of IT and AV systems to support building operations.
