Site Supervisor

Role overview

The Site Supervisor will lead day-to-day fit-out activities on site and make sure work is completed safely, on schedule, within the agreed budget, and in line with approved drawings, specifications, and quality expectations. This position requires close coordination with subcontractors, suppliers, and project partners to keep execution smooth and to support a successful final handover.

Site execution and supervision

• Oversee routine site operations and verify that all work follows the approved drawings and technical specifications.
• Carry out daily site checks and set out or mark interior finishes as required.
• Assign, organize, and direct tasks for foremen, chargehands, and subcontracting teams.
• Measure work progress against the programme and implement corrective measures when needed.

Planning and reporting

• Develop detailed work programmes and project schedules using MS Project.
• Keep accurate daily site records, including progress notes and photographic evidence.
• Share regular updates on progress, risks, and site issues with the Project Manager.
• Monitor productivity and make sure labour and site resources are used efficiently.

Coordination and stakeholder management

• Coordinate all trade activities, including civil, joinery, MEP, and finishing works.
• Work with subcontractors, suppliers, consultants, mall management, landlords, and clients to keep the project moving.
• Attend site meetings and ensure action items are followed through to closure.
• Liaise with factory teams on the production and delivery of joinery items.

Quality assurance and control

• Ensure all work is completed according to approved drawings, materials, and method statements.
• Arrange inspections and approvals such as WIRs and MIRs with QA/QC teams and consultants.
• Spot defects, prepare snag lists, and ensure outstanding items are closed promptly.
• Track and close NCRs in coordination with the relevant teams.

Health, safety and environment

• Follow and enforce all HSE policies, procedures, and local regulations.
• Conduct toolbox talks and promote safe working habits across the site.
• Ensure PPE is used correctly and that the work area remains safe.
• Immediately report and escalate incidents, accidents, and unsafe conditions.

Material and logistics management

• Track delivery, storage, and usage of materials on site.
• Confirm that materials match approved submittals.
• Reduce wastage and protect materials from damage.
• Coordinate logistics and access needs for the site.

Permits and authority coordination

• Make sure all required work permits are secured before work starts.
• Coordinate approvals and inspections with authorities, mall management, and consultants.

Commercial and cost awareness

• Check subcontractor quantities and record progress based on as-built work.
• Support cost control by reducing rework and avoiding delays.
• Review timesheets and labour deployment.

Documentation and records

• Maintain complete project documentation, including drawings, RFIs, approvals, and site instructions.
• Keep project records current, organized, and easy to access.

Handover and close-out

• Manage snag lists and ensure all outstanding items are finished before handover.
• Support testing and commissioning activities where needed.
• Prepare and submit O&M manuals.
• Compile project completion and close-out reports.
• Assist with final inspections and formal client handover.

Risk and issue management

• Identify possible risks early and escalate concerns to the Project Manager.
• Apply mitigation steps to reduce the chance of delays or cost overruns.

Candidate profile

The role suits a professional with 5 to 8 years of experience in fit-out works, ideally gained with respected fit-out contractors. Strong knowledge of fit-out materials, construction sequencing, and multiple trades is essential, along with the ability to read shop drawings and IFC drawings. Familiarity with Saudi Arabia site practices and regulations is preferred. A valid KSA driving licence is an added advantage.

Technical and core skills

Applicants should be comfortable using AutoCAD, MS Project, and MS Office, and should bring strong leadership, communication, coordination, problem-solving, and decision-making abilities. The job also calls for high attention to detail, the ability to work under pressure, and a strong focus on quality and deadlines.

Additional requirements

A solid understanding of all fit-out disciplines, including MEP, is required for this position.
