Asset Manager - Capital Projects

Role overview

This full-time position is based in St. Augustine, Florida, within a multifamily real estate, property management, and development environment. The role centers on supporting the planning, coordination, and follow-through of capital improvement work across a portfolio of multifamily properties.

Responsibilities

• Manage capital improvement work across multifamily assets, including renovations, repairs, deferred maintenance, exterior upgrades, unit refreshes, life-safety items, and similar property-level projects.
• Partner with property managers, maintenance staff, regional managers, contractors, vendors, and ownership to keep projects moving on schedule, within budget, and aligned with company standards.
• Gather bids, compare scopes of work, support pricing discussions, and help prepare contracts while participating in vendor selection.
• Oversee contractor execution by coordinating schedules, checking quality, resolving issues, and confirming completion.
• Visit project sites regularly to review progress, spot issues, record completion, and hold contractors and on-site teams accountable.
• Monitor budgets, invoices, change orders, purchase orders, and all related backup documentation.
• Keep project records organized, including contracts, bids, certificates of insurance, photos, timelines, invoices, permits, and closeout documents.
• Support capital planning, help prioritize projects, and contribute reporting for leadership and ownership.
• Work with on-site teams to reduce disruption to residents and daily property operations during construction or improvement activity.
• Look for ways to reduce costs while maintaining quality, durability, and compliance.
• Help ensure work follows applicable codes, company rules, lender expectations, and regulatory requirements.
• Provide clear written status updates covering project progress, budget changes, contractor concerns, and upcoming needs.

Requirements

• One to three years of experience in real estate, property management, construction management, project coordination, asset management, facilities management, or a related area is preferred.
• A bachelor’s degree in real estate, construction management, business, finance, engineering, architecture, urban planning, or a similar field is preferred.
• Ability to interpret project scopes, contractor proposals, budgets, schedules, and basic construction terminology.
• Strong communication, negotiation, and follow-up abilities.
• Capability to manage several projects, deadlines, vendors, and priorities at once.
• Comfort working with contractors, maintenance teams, property managers, and senior leaders.
• High attention to detail and the ability to document work clearly.
• Working knowledge of Microsoft Office, Excel, email, and project tracking tools.
• Willingness to travel to properties and project sites as needed.
• Must be able to work from St. Augustine, Florida.
• Experience with multifamily housing, apartment communities, affordable housing, renovations, capital improvements, or property operations is preferred.
• Familiarity with vendor bidding, contract negotiation, construction draws, project budgets, and punch-list completion is preferred.
• Exposure to property management or project management software is preferred.
• Hands-on experience in maintenance, construction, or renovation work is a plus.

Compensation and benefits
