Role Overview

This full-time Porter/Gatekeeper role supports the upkeep, cleanliness, and day-to-day care of a residential property’s shared spaces, both indoors and outdoors. The position may also involve basic maintenance help, cleaning tasks, and moving assistance as needed. It is a hands-on role suited to someone who is proactive, detail-focused, service-minded, and comfortable working in a collegiate-style environment.

Responsibilities

• Keep the property in line with established operating procedures, safety rules, and industry standards.
• Carry out physically demanding tasks that support property upkeep and help reduce safety and liability risks.
• Remove trash and debris from common areas on an ongoing basis.
• Clean curbs, parking areas, walkways, and stairways on the scheduled basis.
• Repair loose stair treads and support general exterior upkeep.
• Replace failed exterior bulbs and notify a supervisor about inventory needs.
• Mow lawn areas, clear clippings, trim planting beds, and remove leaves and other landscape debris as scheduled.
• Apply weed-and-feed treatments, overseed areas, and water as needed.
• Install seasonal plants, replacement shrubs and trees, decorative rock, and water features.
• Trim and prune trees and shrubs as directed.
• Maintain, adjust, and repair irrigation systems and fountains when needed.
• Clean pools and spas according to manufacturer guidance and code requirements.
• Perform routine maintenance and repairs on pool equipment as assigned.
• Know emergency procedures, including the location and use of water and gas shutoff valves, sewer cleanouts, and fuse panels.
• Support safety awareness efforts to reduce property damage and injury to residents and visitors.
• Keep drainage grates and grills free of leaves and other buildup.
• Pressure wash sidewalks, buildings, pool decks, and similar surfaces.
• Assist with snow removal when required.
• Complete job-related training when needed.
• Maintain the required uniform and present a professional image and attitude.

Requirements

• High school diploma, GED, or trade school diploma, plus 1 year of full-time experience in lawn or grounds maintenance; an equivalent mix of education and experience is also acceptable.
• Ability to read instructions efficiently and document labor and materials.
• Strong punctuality and reliability, with the ability to work under deadlines and remain flexible for after-hours and weekend emergencies.
• Valid driver’s license.
• Ability to stand for 8 hours or more per day and lift up to 100 lbs as needed.

Additional Information

The employer is hiring immediately and will consider all qualified candidates who are authorized to work in the United States. Visa sponsorship is not available.

This position is based at the assigned property and includes on-call duties, except during approved PTO periods.

The role is classified as exempt under FLSA.
