Overview

The Town of Niagara-on-the-Lake is hiring a full-time, permanent Zoning Examiner for its Planning, Building & Development Services department. This role is based at the Administration Building in Niagara-on-the-Lake, Ontario.

Role summary

Reporting to the Manager of Policy and Heritage Planning, the Zoning Examiner reviews and evaluates development and building permit applications to confirm compliance with municipal zoning by-laws, site plan control requirements, and other related legislation. The position also prepares zoning interpretations, issues zoning verification and conformity statements, and supports report writing and data collection.

Key duties

  • Examine development and building permit submissions for conformity with zoning by-laws and other applicable laws.
  • Interpret zoning provisions and provide clear guidance on zoning-related matters.
  • Prepare zoning verification and conformity statements.
  • Assist with the preparation of reports and the gathering of information and data.

Qualifications

  • A post-secondary diploma or degree in Planning, Geography, or a closely related discipline.
  • At least one year of hands-on experience reviewing Planning Act applications and building permit files for zoning compliance.
  • Knowledge of zoning by-laws, the Planning Act, the Building Code Act, and other relevant legislation.
  • Ability to read and interpret complex drawings, maps, and site plans with strong analytical and mathematical skills.
  • Proficiency with Microsoft Word and Excel, plus familiarity with digital permitting platforms or GIS tools.
  • Excellent written and verbal communication skills, along with the ability to prepare professional reports and advice.
  • Strong time management and organizational abilities to balance multiple priorities and deadlines.
  • Capable of working independently as well as collaboratively within a team.
  • Eligibility for, or membership in, the Canadian Association of Certified Planning Technicians (CACPT) is an asset.
