Role overview

Tata Consultancy Services is seeking a Mortgage QC Underwriter to review completed mortgage files and confirm that underwriting decisions align with policy, investor standards, and government requirements. This role focuses on quality control for closed loans, with careful validation of supporting documents, credit factors, and compliance with applicable lending rules.

What you'll do

  • Evaluate closed mortgage files to ensure the original credit decision is consistent with underwriting guidelines and submitted documentation.
  • Review borrower income, employment details, credit profile, property appraisal, debt-to-income ratio, loan-to-value ratio, and other key credit factors.
  • Confirm that each loan application follows lender requirements, investor guidelines such as Freddie Mac or Fannie Mae standards, and any relevant government agency rules.
  • Assess lending risk to determine whether the file is acceptable for approval.
  • Record errors and deficiencies identified during the review.
  • Check the accuracy of employment verification, source of down payment and reserves, appraisal value, and title commitment documents.
  • Review legal documents, when included, to ensure they are complete and accurate.
  • Determine whether mortgage insurance is required and apply the relevant MI guidelines if needed.
  • Maintain service-level expectations and underwriting deadlines.
  • Support onboarding and training for new hires.
  • Perform internal quality checks, provide floor support, and share feedback with colleagues.
  • Handle email communication promptly and professionally.
