Opportunity Overview

A well-established and expanding residential builder is looking for an experienced Project Manager to oversee a varied portfolio of work across Auckland, Franklin, and Waikato. The business delivers new homes, renovation work, villa restorations, and custom residential builds, and this position is being hired through OnPoint Talent Ltd.

Reporting to the Managing Director, you will take charge of projects from the initial setup stage through to final completion and handover. This is a practical, delivery-focused position for someone who enjoys coordinating trades, managing clients, keeping programmes on track, and making sure every job is finished safely, on schedule, within budget, and to a high standard of workmanship.

Key Responsibilities

  • Run residential construction projects from mobilisation and setup through practical completion and handover.
  • Create, update, and track project schedules so key milestones are achieved.
  • Organise subcontractors, suppliers, consultants, and specialist trades across each stage of the build.
  • Carry out regular site inspections to check progress, workmanship, safety, and overall site presentation.
  • Act as the main contact for clients and lead project meetings throughout delivery.
  • Handle project paperwork, procurement tasks, purchase orders, and record keeping.
  • Manage variations with clear documentation, approvals, and programme adjustments.
  • Track budgets, identify delivery risks, and put practical solutions in place.
  • Ensure all work aligns with quality expectations, contract obligations, and health and safety standards.
  • Keep project information accurate and current in Buildxact or a comparable system.

About You

You are a proactive construction professional with a strong record of successfully delivering residential projects from beginning to end. You are comfortable balancing multiple priorities and working closely with clients, trades, and internal stakeholders to keep work moving smoothly.

Requirements

  • At least 5 years of experience in residential construction project management, site management, or a closely related role.
  • Demonstrated capability in supervising subcontractors, managing programmes, controlling budgets, and maintaining client relationships.
  • Strong organisational ability, clear communication skills, and practical problem-solving capability.
  • Confidence in managing several projects and competing priorities at the same time.
  • Good understanding of New Zealand residential construction methods and trade coordination.

Preferred Experience

  • Hands-on experience with Buildxact or another construction project management platform.
  • LBP status or a comparable industry-recognised qualification.
  • A trade background in a construction-related field.
  • Experience with architectural homes or high-spec residential builds.
  • Site Safe, First Aid, or similar health and safety certification.
  • A qualification in Construction Management or Project Management.

Eligibility and Location Requirements
