Role overview
This position focuses on increasing occupancy and rental income across assigned malls while preserving strong, long-term relationships with tenants.
Key responsibilities
- Manage leasing activity for the allocated malls, including renewals and new leasing deals, while following the established process.
- Identify, approach, and engage existing and prospective non-anchor tenants to strengthen the tenant mix. This also includes handling tenant enquiries received through the portal or call center.
- Carry out site visits with prospective tenants and present available spaces along with relevant facilities and amenities.
- Draft and share leasing proposals with tenants, making sure the terms and conditions match leasing guidelines.
- Develop and sustain constructive relationships with tenants.
- Negotiate rental rates within the range approved by the Asset Manager to reach agreements that work for both sides.
- Track competitor pricing and offerings to remain current on market trends.
- Finalize contracts with approved tenants and transfer the case to Leasing Administration for records management and filing.
- Rework lease renewals where needed, particularly when pricing or lease terms change due to Development or Asset Management committee decisions.
- Work with Development and Delivery teams on mall handover schedules, fit-out timelines, and opening dates to ensure smooth tenant onboarding.
- Keep the customer database updated with accurate tenant details and leasing activity records.
- Maintain CRM records for the needs, preferences, and requests of large regional retailers.
- Review units between outgoing and incoming tenants, note any repair or improvement requirements, and suggest suitable next steps.
- Prepare reports covering sales, budgets, and OCRs for all tenants.
- Take on additional duties and assignments as required by management.
Required qualifications
- A bachelor's degree in business administration, management, or a closely related field is required.
- At least 3 years of retail leasing experience in Saudi Arabia is needed.
- Proven success in tenant and customer relationship management is essential.
- Strong exposure to the GCC and Saudi retail landscape is expected.
- Excellent capability in sales, negotiation, and persuasion is required.
- Ability to build and maintain effective relationships with internal and external stakeholders.
- Strong verbal and written communication skills, along with good interpersonal ability.
- A broad and active client network, especially within Saudi Arabia, is preferred.
- Fluency in both Arabic and English, spoken and written, is required.
