About the Role

BAM UK & Ireland is seeking a Facilities Caretaker for their Athlone, Ireland location. This role involves maintaining communal areas to a high standard, conducting health and safety checks, managing repairs, performing grounds maintenance, and overseeing waste removal. The caretaker will also be responsible for liaising with external agencies, undertaking minor repairs, and monitoring service contractors. The position offers opportunities to work on significant construction and FM projects, develop skills, and contribute to the company's mission.

Responsibilities

  • Maintain communal areas to a high standard of cleanliness.
  • Adhere to and complete cleaning schedules for communal spaces.
  • Conduct regular health and safety inspections of communal areas, reporting and addressing any identified issues.
  • Identify, report, and arrange for necessary repairs to communal areas and facilities.
  • Perform grounds maintenance tasks including grass cutting, hedge pruning, planting, and weed control.
  • Coordinate with external agencies and service contractors as required.
  • Undertake minor repairs such as lock changes, plaster repairs, painting, and basic carpentry.
  • Manage domestic waste removal according to set procedures and liaise with refuse contractors.
  • Report any instances of abandoned vehicles on the premises.
  • Attend and request training relevant to the role.
  • Promote the Association positively in all professional activities.
  • Arrange for skips and the removal of bulk rubbish when requested.
  • Monitor for vermin presence and report issues, overseeing vermin control contracts if necessary.
  • Oversee the work of service contractors and repair teams.
  • Conduct checks on fire safety and security equipment as directed.
  • Inspect lifts and phone entry systems.

Requirements

  • A minimum of two years of relevant experience in a similar role.
  • Proficiency in general DIY repairs.
  • Ability to effectively manage external agencies concerning deadlines, costs, and quality.
  • Strong problem-solving capabilities.
  • Possession of a full, current driving license.
  • Certification or experience in Manual Handling.
  • Knowledge of Health & Safety regulations and procedures.
  • Capacity to prioritize daily tasks and workload effectively.
  • Skill in working collaboratively with individuals at various organizational levels.
  • Ability to function effectively as a team member.
  • Capability to perform the physical demands of the role.
