Role Overview

RXR is a large, vertically integrated investment manager based in New York with a nationwide platform and more than 450 team members. The firm works across acquisitions, asset and portfolio management, property operations, development, construction, leasing, and technology-driven innovation. It invests in real estate credit, rental housing, commercial property, and property technology through value-added and opportunistic strategies.

The organization is looking for an Assistant Vice President, Financial Planning & Analysis (FP&A) to lead and own the financial planning process for its commercial office real estate operating business. The position will be responsible for managing data, preparing reports for the Head of the Office Business Unit, and supporting financial strategy, budgeting, forecasting, P&L management, and business performance analysis. A major part of the role is maintaining accurate current and multi-year property models, which feed into the service business projection model. The role partners closely with Corporate Finance, Asset Managers, Accounting, and senior leadership to improve financial decisions and support strategic objectives.

Key Responsibilities

Financial performance management and business planning

  • Own the preparation and execution of budgets, forecasts, and long-range financial plans.
  • Review financial results regularly and compare them against strategic targets.
  • Run monthly, quarterly, and yearly business reviews, including variance analysis against approved plans.
  • Turn financial findings into practical recommendations for senior leadership.
  • Partner with the Head of Office to build the annual business plan for the unit.

Property model accuracy and asset management partnership

  • Work with Asset Managers to keep property-level projections accurate, current, and timely.
  • Maintain both near-term and multi-year forecast models, rolling property financials into the broader service business projection model.
  • Continuously improve financial models and dashboards to support better decisions.

Monthly reconciliations and financial integrity

  • Reconcile actual results against forecasted figures each month to support proper revenue recognition.
  • Ensure income items such as leasing overrides are not counted more than once in reforecasts or pro formas.
  • Coordinate with Accounting and Asset Management to confirm data accuracy and consistency.
  • Track staffing levels and changes against the business plan, and ensure reimbursable staff costs are invoiced and collected on time.

Executive reporting and strategic insights

  • Work with Accounting to build and enhance monthly and quarterly reports for senior leaders and strategic planning.
  • Prepare executive presentations that summarize results and highlight strategic recommendations.
  • Monitor KPIs and financial targets, refining them as needed to improve performance.

Process improvement and operational efficiency

  • Apply best practices to improve the precision of financial reporting and the efficiency of operations.
  • Identify ways to optimize resources in order to strengthen profitability and control costs.
  • Partner with project teams and Accounting on ongoing improvement initiatives.

Leadership and cross-functional collaboration

  • Serve as a strategic advisor to the Head of the Office Business Unit.
  • Support operational efforts such as employee engagement and staff training.
  • Perform ad hoc financial analysis as business priorities evolve.

Qualifications and Experience

  • Bachelor’s degree in Finance, Economics, or a related discipline is required; an MBA or CFA is preferred.
  • At least 7 years of experience in real estate FP&A, with office-sector experience strongly preferred.
  • Advanced skills in financial modeling, forecasting, and reporting tools, especially Excel; Power BI is a strong advantage and Tableau is also relevant.
  • Strong understanding of real estate financial modeling, P&L management, leasing, and asset management.
  • Demonstrated ability to lead teams and work effectively across functions.
  • Strong commercial awareness and a history of improving financial insight and operational performance.

Compensation and Additional Information

The expected base pay range for this position is $140,000 to $160,000 annually. Compensation may vary based on factors such as location, years of service, specialty, education, and relevant experience. This role is bonus eligible.
