About the Role

29th Street Property Management oversees a broad mix of multifamily communities across the West Coast, East Coast, and other regions in between. Its portfolio includes everything from upscale luxury properties to smaller assets, and the company continues to expand its national footprint. This growth supports a diverse community portfolio and reflects a strong position within the multifamily housing sector.

The Area Vice President will oversee a substantial portfolio of properties spread across Kentucky, Ohio, and North Carolina. Success in this position means meeting or exceeding financial targets, ownership priorities, and team development goals while maintaining strong operational standards across the portfolio.

Key Focus Areas

  • Set portfolio strategy in partnership with Asset Management and ensure it is clearly communicated and carried out.
  • Drive best-in-class customer service across all properties.
  • Increase revenue while keeping expenses tightly controlled.
  • Maintain optimal staffing levels across the portfolio.
  • Coach, develop, motivate, and hold Regional Area Managers and site teams accountable for performance.
  • Protect and maintain property assets to high standards.
  • Ensure compliance with all regulatory and legal requirements.
  • Build strong working relationships with partners and support teams.
  • Visit every property and team at least once each quarter.

Primary Responsibilities

  • Model the company culture and reinforce it across the portfolio.
  • Track operating expenses and introduce actions that improve portfolio expense ratios.
  • Lead the annual budget planning process.
  • Oversee ancillary income opportunities and hold Regional Area Managers responsible for performance.
  • Review management fee arrangements to confirm that fees are billed and collected correctly.
  • Approve and implement plans for underperforming assets.
  • Improve net operating income each year, including keeping monthly delinquency below 1% by month-end.
  • Set up and manage monthly forecasting for each asset.
  • Review and authorize capital improvement projects within approved budget limits.
  • Complete at least four site visits per property annually, with additional monthly visits for troubled assets.
  • Monitor curb appeal and property preservation during site visits and follow through on needed improvements.
  • Ensure marketing plans are executed and tracked by Regional Area Managers.
  • Confirm proper use of Reserve for Replacement and/or Residual Receipts for capital needs or operating shortfalls.
  • Maintain compliance with agencies such as IHFA and HUD.
  • Communicate appropriately with owners, investors, lenders, insurers, and their representatives.
  • Ensure reporting packages are accurate and delivered on time to clients.
  • Make sure all owner and client communications are documented and archived.
  • Recruit, select, train, supervise, and counsel management staff in line with company policy and EEO standards.
  • Complete employee reviews and take appropriate personnel action when needed.
  • Develop Area Regional Managers, Community Managers, and Assistant Community Managers for advancement within the organization.
  • Set expectations, coach performance, and ensure accountability at the Area Regional Manager level and below.
  • Put portfolio-wide property management policies and procedures in place and ensure they are followed.
  • Partner with Human Resources on goals, incentive plans, employee relations, and terminations.
  • Support acquisitions and new development by serving as a liaison with the development and acquisitions team.
  • Coordinate due diligence efforts for third-party management opportunities and potential acquisitions.
  • Work with the Community Manager to secure competitive pricing and contract terms for all expenses, including capital expenditures.
  • Collaborate with legal counsel on property-related litigation.
  • Build effective relationships with support teams to help manage the portfolio successfully.
  • Deliver key performance indicators, company goals, and required reports on schedule.
  • Handle other assigned duties as needed.
  • Travel is required.

Qualifications

  • Strong command of Microsoft Office tools such as Excel, Word, and PowerPoint.

Education and Experience

An associate degree or bachelor’s degree in finance, property management, business, real estate, or a related field is preferred. A master’s degree is considered a plus. The role requires at least five years of property management experience. A real estate broker’s license is an added advantage, and CAPS or CPM credentials are also beneficial. A valid driver’s license and dependable transportation are required.

Additional Information

This position covers property operations across multiple states and requires regular travel. The role also involves working with outside regulatory bodies, legal counsel, lenders, and other stakeholders, as well as participating in acquisition, development, and due diligence activities.
