Job description

Role Overview

This role focuses on technical evaluation, process control, vendor governance, audit oversight, and project monitoring across housing, mortgage, construction finance, and approved project facility cases for the Lucknow area and related zones.

Key Result Areas

The position is responsible for strengthening city-level technical processes, managing valuation and vendor activities, supporting construction finance due diligence, and maintaining accurate management information for the assigned region.

Policy and Process Management

  • Develop and refine city-specific process notes that address local deviations and the controls needed to manage them.
  • Provide inputs for updates to the technical policy, vendor management policy, and audit policy.

Vendor Management

  • Handle empanelment of vendors for the assigned zones.
  • Review vendor performance on a periodic basis.
  • Track turnaround times and intervene where delays occur.
  • Resolve valuation-related queries raised by the zones.

Audit and Hindsighting

  • Conduct regular audits of vendors across the assigned zones.
  • Carry out monthly audits of sampled valuation and lease rental cases across relevant zones and locations.

Construction Finance

  • Visit construction finance project sites as required.
  • Perform due diligence on project approvals.
  • Analyze projects by reviewing lifecycle stages, cost structures, feasibility, and techno-economic viability.
  • Prepare primary feasibility assessments for construction finance and debt syndication proposals.
  • Evaluate construction finance projects and check compliance with regulatory permissions and development control norms.
  • Build project lifecycle plans and milestone trackers.
  • Monitor project progress and end-use of funds on a periodic basis for construction finance cases.
  • Prepare quarterly progress updates for construction finance projects.

Mortgages, Home Loans, CFG and CMG

  • Review and validate valuation reports submitted by valuation agencies.
  • Create city-level process notes to account for local variations and propose suitable solutions.
  • Ensure technical compliance for the area in line with defined process standards.
  • Track and incorporate changes in development control regulations that impact the real estate sector.

Approved Project Facility

  • Obtain project reports from valuation agencies.
  • Maintain and circulate monthly MIS for APF cases.
  • Monitor APF projects on a regular basis and share progress updates with management.

Portfolio Analysis and MIS

  • Carry out revaluation of the portfolio in accordance with the approved revaluation policy.
  • Perform monthly sampling and audit of valuation reports.
  • Conduct additional analysis as required.
  • Prepare and manage regional MIS for the assigned zones.
  • Generate monthly MIS for APF, monthly MIS for advance disbursement facility cases, half-yearly MIS for vendors, half-yearly MIS for delay in disbursement in under-construction cases, and quarterly MIS for construction finance project progress.
