Job description
Role Overview
Chestertons Saudi Arabia is seeking an experienced Architect / Senior Project Manager to support its Building Consultancy & Project Management division. The position is based in Riyadh, with the role text also mentioning Jeddah, Makkah, Saudi Arabia. This is a hands-on delivery-focused role for a professional who can help manage hospitality fit-out and construction projects from site mobilization through final handover.
The ideal candidate should bring strong technical coordination skills, a practical construction mindset, and the ability to work closely with project leadership, contractors, consultants, suppliers, and client representatives.
Key Responsibilities
- Work under the Project Director and assist the site team with delivering hospitality fit-out and construction works from mobilization to handover.
- Coordinate site activities across contractors, subcontractors, suppliers, consultants, and client-side stakeholders.
- Track site progress, milestones, and day-to-day activities to keep delivery aligned with the approved programme and target dates.
- Examine architectural, interior design, MEP, and shop drawings to confirm coordination between design intent and site execution.
- Handle technical revisions, RFIs, site instructions, and design updates related to construction.
- Spot clashes, technical gaps, and buildability issues during the execution stage.
- Manage material approvals, mock-ups, technical submittals, and supplier deliverables.
- Monitor workmanship, site quality, and compliance with project specifications and hospitality standards.
- Carry out site visits, progress checks, snagging reviews, and coordination meetings on a regular basis.
- Follow up on procurement, long-lead items, vendor timelines, and delivery coordination.
- Support the identification and tracking of project risks, delays, variation requests, and commercial impacts tied to execution.
- Ensure coordination across architectural, MEP, structural, FLS, kitchen, specialist, and operator requirements.
- Prepare progress reports, meeting minutes, action logs, and technical coordination records.
- Coordinate authority submissions, permits, inspections, and related compliance tasks when needed.
- Assist with close-out activities such as testing and commissioning, handover documents, as-built drawings, O&M manuals, and defect follow-up.
Requirements
- A Bachelor’s or Master’s degree in Architecture is required.
- About 8 to 15 years of experience in project management, fit-out delivery, or construction management.
- Background in delivering hospitality, hotel, resort, F&B, or high-end mixed-use fit-out projects.
- Strong practical knowledge of hospitality fit-out and construction execution.
- Solid technical understanding of architectural detailing, interior fit-out systems, MEP coordination, materials, construction methods, and site processes.
- Experience reviewing IFC drawings, shop drawings, technical submittals, and construction documents.
- Strong site awareness, including inspections, snagging, and contractor coordination.
- Experience working with multiple suppliers and specialist subcontractors.
- Good understanding of project planning, sequencing, construction logistics, and delivery control.
- GCC experience is preferred.
- Proficiency in AutoCAD, Bluebeam or PDF review tools, Microsoft Office, and project reporting software.
Preferred Profile
- An architect with a strong delivery and construction mindset, rather than a design-only background.
- Someone comfortable working across site teams, consultants, suppliers, and client management groups.
- Strong problem-solving and coordination ability in fast-track project settings.
- Good knowledge of hospitality quality expectations, finishes, and operational needs.
- Capable of managing multiple stakeholders while maintaining control over execution.
- Detail-focused with strong follow-up and reporting discipline.
- Able to operate effectively in both technical coordination and site execution environments.
