Role Overview
The Scheduler will plan, track, and refine project timelines so construction work stays aligned with deadlines and budget expectations. This position works closely with project managers, preconstruction managers, estimators, superintendents, subcontractors, and clients to build schedules, monitor progress, flag risks, and suggest corrective actions when needed.
Key Responsibilities
- Create detailed baseline schedules using Primavera P6, Microsoft Project, or similar tools, covering the full project lifecycle from RFP or project launch through substantial completion and final turnover.
- Build work breakdown structures, define activities, set durations, and establish logical sequencing for project tasks.
- Develop critical path schedules and identify constraints that may affect delivery.
- Load schedules with quantities, labor, and cost data when required.
- Prepare schedule narratives that explain the assumptions and methods used.
- Work with project managers, preconstruction managers, field teams, and estimators during both preconstruction and construction stages.
- Visit job sites to verify and document work progress.
- Revise schedules regularly to match actual site progress.
- Analyze the critical path, compare planned versus actual performance, and identify schedule variances.
- Build recovery plans when delays threaten the project timeline.
- Carry out time impact analyses to measure the effect of change orders and scope changes.
- Support construction means and methods planning when needed.
- Assist with 2D or 3D site logistics and maintenance of traffic planning.
- Prepare and share schedule reports, dashboards, executive summaries, and look-ahead schedules.
- Present schedule updates to internal teams and clients.
- Provide scheduling inputs for executive reporting and owner meetings.
- Maintain supporting records for claims and delay analysis work when necessary.
- Identify scheduling risks and recommend ways to reduce or avoid them.
- Use what-if analysis to compare alternate schedule approaches.
- Support dispute resolution efforts with detailed time impact analysis.
- Coordinate with project management, engineering, procurement, and subcontractor teams to keep schedules aligned.
- Support resource planning and labor forecasting activities.
- Ensure field operations remain synchronized with the master project schedule.
- Perform additional duties as assigned.
Requirements
- 3 to 5 years of experience in construction scheduling or project controls, ideally within the US, South Florida, or the Caribbean.
- Bachelor’s degree in construction management, engineering, or a similar field is preferred.
- Background in commercial, infrastructure, or residential projects.
- Strong command of Primavera P6 and Microsoft Project.
- Good understanding of construction sequencing, means, and methods.
- Strong knowledge of the Critical Path Method.
- Exposure to cost control and earned value management principles.
- Ability to use construction resource data to check productivity rates and activity durations.
- Advanced working knowledge of Microsoft Office, including Excel, plus Power BI and Bluebeam.
- Working knowledge of, or willingness to learn, BIM, Revit, AutoCAD, Navisworks, cmBuilder, and Synchro 4D.
- Ability to read contract documents, drawings, specifications, and scopes of work.
- Ability to complete quick quantity take-offs for scheduling purposes.
- Strong written and verbal communication skills.
