Role overview
Vision Built is a specialist delivery arm of the Sisk Group, concentrating on modern methods of construction and high-quality off-site manufactured solutions for residential, commercial and public sector work. The business covers design, manufacturing and on-site delivery, bringing together innovation, digital construction and precise engineering to achieve sustainable, cost-effective and programme-certain outcomes.
This position is a senior commercial leadership role responsible for the contractual and commercial success of complex construction projects, including residential, commercial and mixed-use schemes. Working alongside the Project Director, Construction Director and commercial colleagues, the role provides oversight of contractual risk, procurement, cost management and commercial performance from pre-construction through to final account.
At Tier 1 level, the Contracts Manager helps ensure projects are delivered in line with contractual duties, internal governance and client expectations, while safeguarding commercial margin and supporting strong working relationships with clients, consultants, subcontractors and wider supply chain partners. The role calls for strong commercial judgement, confident decision-making and the ability to manage several live projects in a fast-moving construction setting.
Key responsibilities
- Provide commercial and contractual direction on assigned projects, making sure work aligns with company procedures and contractual commitments.
- Steer the commercial approach from tender handover through to project completion and final account.
- Shape procurement activity, including subcontractor appointment, contract negotiations, package placement and monitoring supply chain delivery.
- Track commercial risk and report on cost, programme and contractual exposures, while putting mitigation measures in place.
- Manage forecasting, valuations, cost control, change management and final account settlement.
- Handle contractual communications, variations, claims, extensions of time and approaches that reduce the chance of disputes.
- Maintain disciplined change control across projects and ensure processes are applied consistently.
- Work with project teams on programme, sequencing and delivery strategy from a commercial standpoint.
- Develop and preserve effective relationships with clients, consultants, funders and key subcontractors.
- Produce accurate commercial reporting on time, including cost/value reconciliation and risk registers.
- Coach Quantity Surveyors and other commercial team members to build capability and support succession planning.
- Contribute to improvements in commercial systems, processes and governance.
Experience and background
- Previous experience as a Contracts Manager or Senior Contracts Manager in a Tier 1 or large Tier 2 construction environment.
- Strong track record delivering large residential, commercial or mixed-use building projects.
- Hands-on experience managing multiple subcontract packages and complex commercial interfaces.
- Good working knowledge of standard contract forms such as RIAI, JCT, NEC or equivalent.
- Proven ability to manage cost, risk and change on high-value construction projects.
- Experience partnering with project, construction and design teams in active live-project environments.
- Ability to lead senior stakeholders, influence outcomes and challenge where needed.
- Experience mentoring commercial teams would be an advantage.
Qualifications
- A degree in Quantity Surveying, Construction Economics, Construction Management or a similar discipline.
- Professional membership of SCSI, RICS or an equivalent body, or active progress toward membership.
- Strong commercial and contractual training with a sound understanding of construction law.
- Relevant health and safety training; Safe Pass is an example, and management-level H&S training is preferred.
