Construction Manager - Fit-Out / Theming

Role overview

This position is responsible for leading the execution of interior fit-out, architectural theming, and experiential features within an entertainment development in Riyadh. The role focuses on delivering all related works to a high standard of quality, while staying true to the approved design concept, safety requirements, and project schedule.

Project execution

• Direct and oversee all fit-out and theming construction activities within the assigned project areas.
• Confirm that work follows approved drawings, technical specifications, and the intended creative vision.
• Work in close coordination with design consultants, creative/theming designers, and contractors.

Theming and fit-out delivery

• Supervise the installation of show sets, themed environments, and immersive features.
• Manage decorative finishes, façades, signage, props, and related visual elements.
• Oversee specialty lighting, audio-visual integration, and interfaces linked to attractions.
• Preserve storytelling continuity and thematic consistency throughout implementation.

Coordination and stakeholder management

• Liaise with the Project Management Consultant, contractors, subcontractors, theming specialists, and international vendors.
• Support coordination across civil, MEP, rides, and theming work packages to keep delivery aligned.

Quality assurance

• Implement and monitor QA/QC processes across all fit-out and theming activities.
• Carry out inspections to verify finish quality and compliance with international standards and project requirements.
• Track defects through to resolution and final close-out.

Health and safety

• Ensure work is carried out in line with HSE standards and applicable regulations.
• Encourage a strong safety mindset during the installation of complex thematic elements.

Planning and progress control

• Review construction programmes and milestone targets on an ongoing basis.
• Identify potential delays and risks, and help develop mitigation measures.
• Share regular progress reports with senior management.

Requirements

Candidates should hold a bachelor’s degree in Civil Engineering, Architecture, or a related discipline, along with 10 to 15 years of construction experience. Prior exposure to theme parks, entertainment developments, or major fit-out projects is essential, especially work involving themed spaces, immersive environments, or experiential design delivery. Experience on mega projects in the Middle East is preferred.
