Role overview
This position is for a Project Manager focused on construction supervision from the developer’s side in Riyadh, Saudi Arabia. The role covers end-to-end delivery during the supervision stage, from notice to proceed through final handover, with strong coordination across consultants, contractors, authorities, and internal teams.
Qualifications and experience
A bachelor’s degree in Civil Engineering or Architecture is required. Candidates should bring at least 10 years of experience in construction and real estate development projects, including a minimum of 5 years working on the developer/client side overseeing construction supervision and project delivery. Experience in hospitality, high-rise, and infrastructure developments is needed. Prior exposure to supervising consultants and contractors is important.
Strong working knowledge of contract administration is expected, including variation orders, extension of time requests, claims, payment certifications, and project close-out. PMP certification is preferred, and FIDIC knowledge or certification is considered an advantage. Proficiency with Primavera P6 and/or Microsoft Project is required, along with solid Microsoft Office skills.
Key responsibilities
The Project Manager will lead the construction supervision phase from notice to proceed through final handover. They will oversee supervision consultants and contractors to ensure alignment with scope, quality, budget, schedule, and health, safety, and environmental requirements.
The role also includes tracking progress, risks, and performance indicators, then putting recovery measures in place when needed. The manager will review execution plans, construction methods, variation orders, extension requests, and contractual claims, while also coordinating with authorities, operators, utilities, and internal stakeholders to keep the project on track and ready for operations.
Additional duties include preparing executive-level progress updates and supporting commissioning, handover, and contract close-out activities.
Preferred background
Experience with real estate developers, hospitality projects, high-rise buildings, infrastructure works, and master-planned community developments is highly desirable.
