Position Overview
MMG Equity Partners is seeking an Asset Management Associate to support the partner leading portfolio oversight and handle the day-to-day owner-side asset management function. This is an operations-focused role that works ahead of lease expirations, vacancies, issues, and project needs, with an emphasis on first-pass analysis, coordination, and decision-ready recommendations for leadership. The position is not centered on financial modeling or underwriting. High performers can progress directly into an Asset Manager role.
Core Responsibilities
The associate will manage portfolio timing, drive follow-through across managers and vendors, support leasing activity, and help keep projects and tenant delivery moving efficiently.
- Maintain the portfolio’s critical-date tracker, including lease expirations, renewal deadlines, option windows, and notice dates, using Yardi and internal reporting to identify items that need action early.
- Review yearly property budgets prepared by third-party managers, compare them with prior-year results and actual performance, question key line items, coordinate revisions, and package them for leadership review.
- Track portfolio performance data and highlight exceptions such as delinquent tenants, returned checks, operating expense variances, and missing sales reports.
- Review and authorize vendor invoices within approved limits, escalating larger or less routine items to leadership as needed.
- Keep agreements, deal files, and property records organized and current, including routing executed documents.
- Act as the owner-side coordination point for third-party property managers by driving deliverables, confirming completion, and identifying gaps before they become problems.
- Maintain a unified view of open items across managers, brokers, attorneys, and internal stakeholders, and keep pushing tasks through to completion.
- Perform regular site visits to assess property condition, signage, landscaping, and manager performance, providing independent field observations.
- Prepare a weekly status update for leadership that clearly shows progress, blockers, and decisions required.
- Keep active deals, letters of intent, renewals, and amendments advancing by following up with brokers, tenant representatives, and internal teams.
- Research market comparables and prepare renewal recommendations covering rate, term, and structure, then carry approved renewals through signature.
- Complete an initial review of leases and amendments against MMG’s standard positions, creating a redline and an exceptions memo for leadership and counsel.
- Evaluate upcoming expirations for opportunities to improve asset performance and value.
- Keep vacancy marketing materials accurate and up to date, including property flyers, MMG property websites, and CoStar listings.
- Serve as the asset-management contact for façade and capital projects, ensuring business continuity, minimizing tenant disruption, and managing the asset-management items affected by construction.
- Coordinate landlord work, tenant build-outs, and delivery obligations through opening so rent commencement is not delayed during handoffs.
- Help finalize MMG’s in-house tenant-prospecting platform, support the rollout, and take ownership once stabilized by running targeted outreach for vacancies and passing qualified prospects to landlord-representation brokers.
Qualifications
- 3 to 6 years of experience in commercial real estate, such as asset management, brokerage, REIT or owner-side analysis, or a broad role with a smaller owner.
- Ability to read and work with leases, rent rolls, deal terms, and operating budgets, and to prepare renewal recommendations.
- Highly organized, reliable, and able to close out tasks rather than only track them.
- Comfortable holding outside managers, brokers, and internal team members accountable for deadlines and deliverables.
- Proficiency with Yardi or a similar system, Microsoft Office, and CRM tools.
- Self-directed approach with sound judgment about when to escalate issues.
- Strong written communication skills and practical judgment about what deserves leadership attention.
- Familiarity with the South Florida market is an advantage.
Compensation and Benefits
The role includes a base salary plus a performance bonus linked to individual and portfolio results. Full benefits and PTO are provided. There is also a clear path to Asset Manager within a vertically integrated South Florida real estate platform.
