The organization places strong emphasis on quality, safety, and a great experience for residents and guests, and is looking for a reliable, hands-on Maintenance Technician to strengthen the team.
Role Overview
This position involves identifying faults, carrying out repairs, and maintaining apartments, villas, and shared spaces. The right person will bring broad technical know-how across several maintenance areas, work independently, propose practical fixes, and complete tasks to a consistently high standard.
The role calls for pride in workmanship, strong attention to detail, and a commitment to keeping every property in excellent condition for tenants and visitors.
Core Maintenance Duties
- Inspect, diagnose, and resolve air conditioning problems.
- Carry out preventive servicing on split and window A/C units.
- Clean indoor and outdoor A/C units, including filters, evaporator coils, and condenser coils.
- Identify refrigerant leaks and repair them where possible.
- Vacuum and recharge refrigerant gas in line with manufacturer guidelines.
- Replace or repair compressors, capacitors, contactors, thermostats, fan motors, sensors, and related HVAC parts.
- Make sure air conditioning systems are safe and working efficiently after servicing.
- Locate and fix water leaks and other plumbing issues.
- Repair or replace faucets, mixers, valves, toilets, bidets, wash basins, sinks, showers, and water heaters.
- Clear blockages in toilets, sinks, floor drains, and sewage lines.
- Repair drainage and sewage systems and install plumbing accessories as needed.
- Find concealed leaks and suggest suitable repair methods.
- Diagnose and correct basic electrical faults.
- Replace switches, sockets, breakers, lights, transformers, and other electrical fittings.
- Install ceiling lights, wall lights, ceiling fans, and household appliances.
- Ensure electrical work follows safety requirements.
- Repair doors, cabinets, wardrobes, drawers, locks, hinges, shelves, and wooden fixtures.
- Assemble furniture and fit accessories.
- Install curtain rods, mirrors, artwork, shelving, and wall-mounted items.
- Handle damaged furniture repairs and general carpentry work.
- Patch cracks, holes, and damaged wall surfaces.
- Prepare surfaces for painting and complete touch-ups or full repaints on walls and ceilings.
- Match existing colours whenever possible and maintain a clean, polished finish.
- Troubleshoot and repair basic faults in appliances such as washing machines, dryers, refrigerators, ovens, hobs, microwaves, dishwashers, and water heaters.
- Work with specialist vendors when manufacturer-level support or advanced technical expertise is needed.
- Inspect apartments and common areas on a routine basis.
- Perform move-in, move-out, and preventive maintenance checks.
- Repair minor drywall, tile, grout, silicone, and finishing defects.
- Apply and replace silicone sealant in kitchens, bathrooms, and wet areas.
- Complete minor waterproofing and sealing jobs where required.
- Replace damaged hardware and fixtures.
- Prepare units so they are fully functional and ready for guests or tenants before check-in or move-in.
- Carry out preventive work to reduce future breakdowns.
- Look after landscaped areas and gardens.
- Repair irrigation and watering systems.
- Complete minor external repairs and general outdoor upkeep.
- Keep shared spaces clean, safe, and presentable.
- Respond quickly and courteously to maintenance requests.
- Diagnose issues efficiently and deliver effective fixes with minimal inconvenience to guests and tenants.
- Escalate major jobs that require specialized contractors.
- Be prepared to handle emergency maintenance outside standard working hours when necessary.
- Maintain tools and equipment in proper working condition.
- Track spare parts and maintenance supplies and keep the storage area organized.
- Keep the company vehicle clean, safe, and report any issues immediately.
Qualifications and Expectations
- At least 3 years of experience in property maintenance, hospitality, facilities management, or a similar field.
- Strong working knowledge of HVAC, plumbing, electrical systems, carpentry, painting, and general building upkeep.
- Ability to troubleshoot faults independently and complete repairs without close supervision.
- Good diagnostic thinking and problem-solving ability.
- Strong communication and customer service skills.
- Capacity to work efficiently on your own.
- Basic English communication skills; Arabic and/or Hindi will be an advantage.
- Comfortable using smartphones to receive tasks, take photos, update job progress, and communicate through WhatsApp and company software.
- A valid driving licence is required.
