Job Purpose
This role is centered on managing defects liability after project handover. The DLP Executive keeps track of defects, customer concerns, and contractor-related matters, making sure they are inspected, documented, and closed in accordance with company procedures, contractor SLAs, and quality expectations. The position serves as the key link between customers, contractors, and internal teams to support dependable service and strong customer satisfaction.
Role: DLP Executive – Inspections & Quality Control
Key Responsibilities
- Carry out routine inspections of units and sites at project completion and during the defects liability period.
- Review every customer-raised job card to confirm it is correctly classified, recorded, and actioned.
- Check the quality of repair and rectification work, and identify the underlying cause of each issue.
- Prepare detailed incident reports and recommend corrective action or material replacement when needed.
- Work with contractors to ensure rectification tasks are finished within agreed deadlines and meet company standards.
- Follow each issue through to final closure and help prevent repeat occurrences of major defects.
- Manage contractor performance by monitoring compliance with contractual commitments and service level agreements.
- Ensure contractors complete rectification work to the required quality, cost, and time expectations.
- Escalate unresolved or repeated issues to the Assistant Manager – DLP.
- Serve as the primary point of contact for customers during the DLP period for concerns and complaints.
- Make sure complaints are acknowledged, communicated clearly, and resolved within the committed timelines.
- Keep customers updated on the progress of complaint handling and resolution.
- Maintain complete and current records of inspections, job cards, complaints, and closures.
- Prepare weekly and monthly updates on contractor performance, turnaround times, and customer satisfaction.
- Share practical learnings and support continuous improvement efforts.
Experience and Qualification
Candidates should have at least 3 years of experience in real estate, construction, consultancy, or development environments. Prior exposure to defect management, contractor coordination, and customer interaction is preferred. A bachelor’s degree in Civil, Mechanical, Electrical, or HVAC Engineering is required. Additional certification in project management, quality assurance, or facilities management is considered an advantage.
