Overview

South Derbyshire District Council is strengthening its Housing Service to help deliver affordable homes and reliable support for tenants. It is seeking a proactive Property Inspector to complete detailed checks across the housing stock and make sure homes meet the required safety, compliance, and quality standards.

This post sits at the Swadlincote office and works closely with contractors, schedulers, and wider council teams to help ensure all social housing regulatory duties are met.

What the role involves

The successful candidate will take inspections from initial diagnosis through to completion, helping to deliver high-quality repairs and strong customer service.

  • Inspect occupied and vacant homes, including HHSRS surveys and Awaab’s Law assessments.
  • Carry out disrepair inspections and follow-up post-inspections.
  • Complete Decent Homes checks and stock condition surveys.
  • Identify defects, define the required works, and raise instructions to contractors or the DLO.
  • Track jobs through to completion while maintaining quality and compliance.
  • Write clear reports within 3 working days and keep tenants updated.
  • Perform post-inspections and approve contractor payments.
  • Keep accurate records on housing systems.
  • Help monitor contractor performance and overall service delivery.

What they are looking for

Applicants should bring a solid background in property inspection or housing maintenance, ideally gained in social housing, property management, or a similar maintenance setting. Strong organisation, time management, and close attention to detail are essential.

The council is also looking for people who are committed to equality, diversity, and excellent customer care so that tenants receive a high standard of service.
