Role overview

An established and well-regarded main contractor is looking for a seasoned Project Director to lead a major commercial development in Central London. This is a notable chance to join the business at the early stage of a flagship scheme worth around £100m, with involvement from pre-construction through to final delivery.

The project is currently in the PCSA stage, so this role is well suited to someone who enjoys shaping programme approach, design progression, procurement strategy and delivery planning from the beginning.

What you will do

You will report to senior leadership and take full ownership of the project’s operational, commercial and strategic outcomes, with a focus on safe, profitable delivery and exceptional quality. You will guide a multidisciplinary team, manage client relationships and provide clear leadership across every phase of the project.

• Set the direction and oversee successful delivery of a £100m commercial new-build project.
• Lead strategy during PCSA and pre-construction, working closely with the client, consultants and supply chain partners.
• Develop, support and mentor a high-performing team covering construction, commercial, design and planning.
• Strengthen programme certainty, risk control and overall project performance from start to handover.
• Serve as the main point of contact for the client and maintain productive working relationships throughout the project.
• Ensure strong standards in health and safety, quality and environmental compliance.
• Manage budgets, forecasting, financial performance and reporting.
• Oversee procurement approaches and key subcontractor relationships to improve project outcomes.
• Work with internal stakeholders to meet programme, quality and commercial targets.
• Spot opportunities for innovation, value engineering and continuous improvement.
• Provide regular progress reporting and strategic updates to senior leadership.

What the role calls for

The ideal candidate will already be working at Project Director level within a respected main contractor and have a strong record of delivering large commercial construction schemes, ideally in the £50m to £150m+ range. Experience across both pre-construction and delivery is essential.

• Proven background as a Project Director with a recognised main contractor.
• Strong experience delivering large-scale commercial construction projects.
• Hands-on involvement across pre-construction and delivery stages.
• Confident leadership style with the ability to inspire and grow teams.
• Strong commercial judgement and financial management capability.
• Solid understanding of Design & Build procurement and JCT contracts.
• Ability to build trusted relationships with clients, consultants and supply chain partners.
• Excellent communication, negotiation and stakeholder management skills.
• Degree qualified, or equivalent, in Construction Management, Engineering or a related field.
